The first round of community engagement for the Epping Town Centre Master Plan ran from 27 November 2024 to 18 December 2024. An online survey was conducted that asked the community what matters most to them in Epping -this was promoted via Council’s Participate Parramatta website and social media channels.

Over 260 surveys were completed, with an additional 190+ written comments that provided advice on what Council should consider in the future Master Plan. (Click on the images below to open a larger file).

What did we learn?

From the survey results and submissions, we learnt about the community’s wants and needs for Epping, including (but not limited to):

  • A town centre where the community can gather that can revitalise the suburb
  • A strong desire to address traffic congestion on Rawson Street, Carlingford Road and Beecroft Road, especially considering future density
  • Improved commercial, retail and hospitality offerings to turn Epping into a destination and not just a transport hub
  • More public car parking, including commuter parking to improve access to public transport
  • Better maintenance and upkeep of footpaths, public spaces and streets
  • Improved connection and access between West and East Epping across the railway line
  • Consideration of the low-scale and leafy character of the area
  • Protection of Boronia Park

How will this feedback be integrated into the Master Plan?

Council has taken the community’s feedback from the first round of consultation and, along with detailed site analysis, developed a draft vision, key opportunities and urban design principles for the Master Plan area.

What is different about the upcoming Round Two community engagement?

Round Two of community consultation will run from Thursday 13 March to Thursday 10 April 2025 and will focus on the community's thoughts on the draft vision, opportunities and principles. This in turn will inform the next stage of the Master Plan process, developing concept designs, and planning scenarios for the precinct.

Where can I talk to someone about the Master Plan?

Council staff are running the following pop-up information stalls in Rawson Street, Eppingat the Council car park near Coles during the consultation period:

  • Saturday 22nd March at 9.30am – 12.30pm
  • Tuesday 1st April at 2.30pm – 4.30pm

Drop-in session will be held at Boronia Grove Community Centre:

  • Wednesday 26th March at 3.30pm – 5.30pm

Draft Vision

"Create a strong community identity for Epping by developing Rawson Street as a destination high street, connected to Boronia Park through a green town square supported by community facilities. The two halves of Epping are connected across the railway and knitted together by lively laneways."

Opportunity 1 - Community Heart

“The Council car park site (shown above) will transform into the community heart of Epping, a unique destination where the community can gather, eat, play and celebrate. The site will include new community facilities, a sunny town square and a village green with shops, dining areas, play spaces, a restored green link to Boronia Park and public car parking.”

“Make Rawson Street a vibrant high street activated by cafes, supermarkets and specialty stores and protected by new street trees. The street will be pedestrian focused with a reduction in through traffic and the addition of wider footpaths and bike lanes.”

“The laneways are intimate pedestrian links filled with shops and dining throughout the day and night.These laneways are reimagined as spaces for art installations and public art while at the same time providing quick and easy access throughout the town centre.”

Opportunity 4 – Beecroft Road

“Beecroft Road remains a key thoroughfare in Epping with widened footpaths to improve safety and comfort when accessing public transport. Commercial uses, services and residential lobbies provide activity and interest to the street.”
